End leases in every province, and share costs with owners

End leases, serve notices and return deposits by province, let tenants give notice, share costs with owners, and add leases, properties and transactions one question at a time.

NewLeases

End a lease in any province

Canada only

End lease now walks you through the reason, any notice to remedy, and the notice itself in every province. Kera prepares notices for BC, Alberta, Manitoba, New Brunswick, Nova Scotia, PEI and Newfoundland and Labrador, or you can upload a portal notice.

Also new

  • New

Tenants can give notice to end their tenancy

    For tenants · Canada only

Tenants can prepare, sign and serve a notice to end their tenancy from their lease page, with dates worked out for their province (outside Quebec). Served notices appear in the lease's Notices, and you can set your address for service in Settings.

  • New

End a tenancy by agreement, signed by every tenant

    For tenants · Canada only

Choosing Both parties agree now creates an agreement that you and every tenant sign online, with reminders, or on paper. Tenants outside Quebec can now ask to end by agreement from their lease, and you prepare the agreement or decline.

  • New

Bill owners for part of a cost, with an optional management fee

Bills, expenses and invoices can charge the owner 1 to 99% of a cost, with you or a tenant paying the rest. Add a flat or percentage management fee that shows on owner statements and ledgers. Where Accounting is turned on for your account.

  • New

Get a warning before recording a possible duplicate

Before saving a bill, invoice, payment, journal entry or deposit, Kera checks for a matching date, amount and payee, or reference number. Go back or record it anyway. Kai and bank imports flag likely duplicates too. Where Accounting is turned on for your account.

  • New

    Deposit statements and return deadlines

    For tenants · Canada only

When a tenancy ends, the deposit card counts down to your province's return deadline and helps you send the right deposit statement. Tenants can give a forwarding address and see when their deposit is due back.

  • New

Serve notices by email through Kera

    Canada only

When the province allows email service and every tenant has agreed to it, Kera can email the notice with the PDF attached and record the service for you. Delivery methods the province doesn't allow are no longer offered.

  • New

Send a notice of entry from an inspection

    Canada only

From an inspection, prepare a notice of entry with only the dates and times your province allows, preview the letter, sign it where required, then serve it and keep the certificate of service. You can also add it while creating the inspection.

  • New

See which tenants accept notices by email

    For tenants · Canada only

Each lease now shows which tenants accept notices by email, read from several provinces' standard lease forms when you upload one, or set by you. The Serve step can record a tenant's written agreement, and you're told when a tenant changes their choice.

  • New

Deliver inspection reports to tenants on time

    For tenants · Canada only

After a move-in or move-out inspection, Kera shows your province's deadline to deliver the signed report and can email it to tenants for you. In BC you can also send the final opportunity notice (RTB-22).

  • New

Send renewal offers in Manitoba and Saskatchewan

    For tenants · Canada only

Kera prepares Manitoba's Form 4 renewal offer, takes your Saskatchewan Notice of Intention, and tracks the tenant's answer. Tenants can accept or decline in Kera, and a lease banner tells you when the offer is due.
