Introducing Kai, the assistant that answers from your own records
Shipped in v2.139.0Introducing Kai, the assistant built into Kera. Ask a question in plain words, such as which leases end this winter or what a repair is waiting on, and Kai answers from the records in your account. It can also draft some changes for you, like a new task, and it shows you each one before anything is saved.
If you manage a few units on evenings and weekends, or a growing portfolio for owners, the answer you need is usually in Kera already. Finding it means clicking through several screens. Kai saves you the clicks. It works with your own data and your role's permissions, and it asks before it changes anything.Note 1
Ask about your properties, leases and tenants
Kai can look up your properties, units, leases, tenants, vendors, tasks, maintenance requests, transactions, invoices, bills and announcements. Answers can include tables and record cards that link to the record itself.
Ask follow-up questions in the same chat, the way you would with a colleague, to narrow an answer down without starting over. Kai can make mistakes, so treat an answer as a starting point and open the linked record before you act on anything important.Note 1
Review every change before it's saved
Kai can create and update some records, such as tasks, vendors and maintenance requests. When it does, it shows a card with each field it plans to set. Nothing is saved until you choose Confirm. Choose Cancel and nothing happens, then tell Kai what to change, such as a different due date, and it drafts a new card.
Each card shows whether the action is pending, done, cancelled or expired. Only the newest card can be confirmed, and reopening a saved chat never repeats an action.
Pick up a chat where you left off
Your past chats are kept in History. You can search them, rename them, pin the ones you come back to, and archive the ones you're done with.
Kai opens over the page you're on. Dock it to the side to keep working beside it as you move around Kera, and drag the panel's edge when you want more room.
Give Kai context and decide who uses it
Tell Kai how you work in Settings, under Knowledge Base. Write notes in your own words, such as your office hours or how you handle after-hours repairs, and Kai uses them as context when it answers.
Kai follows the same role permissions as the rest of Kera. On a team, only people whose role includes the Use AI Assistant permission see Kai, and answers about transactions, invoices and bills also need the AI Access to Financial Data permission.Note 1
To get started, press ⌘ K (Ctrl K on Windows), or choose the assistant button in the bottom right corner of any page. Type your question, then choose Ask Kai at the top of the results or press ⌘ Enter (Ctrl Enter on Windows). If you're on a team and don't see Kai, ask your administrator to add the Use AI Assistant permission to your role.
- Kai and Kera's other AI features can be wrong. Check important answers and drafts against your records before you rely on them. Kai doesn't save or change anything until you confirm, and it can only do what your role allows. AI drafts and compliance checks are a starting point for your own review, not legal advice. ↩
